The second one was in better condition and in a better area. But the old owners, Canadians who returned to Canada, did horrible work inside. It looked like some drunken pre-teens were turned loose on the inside with hammers and nails and lumber. Nothing looked level. Nothing looked "finished." The addition was actually pulling apart at one corner. Also evidence of leaks. The entire addition would have to be removed - we passed.
It doesn't seem to mattter as even with a RE agent we're seeing places they must be desperate to unload for their commission. They ignore what you tell them you're looking for.
The third place we have great interest in. IT's the one not far from this RV Park. It has a screen-room, a car port and an addition but the workmanship is professional. The work well done. The 1/2 acre lot is shady with huge old palms and live oaks. It's on a packed sand road - a dead end road. It's very quiet and the MHs and park-models are so nice and well kept as are the large lots. RVs are allowed. BUT.... the place stinks of cigarette and cigar smoke. It's sickening. The RE agent says many people were interested in this place but the stink nixed any deals. She's been on to the owners (2 old men/cousins) to get the place professionally cleaned. They don't see anything wrong with the brown tar on the walls and stink of smoke throughout. This is concerning us also. What would it cost to have the place professionally cleaned and the ceilings painted? Old stinky carpets removed? We will call a few places to see if we can get an estimate before making these old geezers an offer.
They're selling because they can't take the summer heat he said. They're going back up north where they have family. They lived there 5 years.
