Yes contracts are enforceable indeed. However they must be legal and will require cost.
Careful selection of buyers can eliminate the need for contracts. I still, and will continue to operate on my word. It has worked for me over the years and while several have fallen by the wayside (not buyers but those who wanted in but then did not bring with them honesty) I am still here.
We all make mistakes in judgment but rather than ponder the mistake you must let it run its course. So called friends eventually show their colors and when that happens you cut the tie. Its life!!!
There are no shortcuts to honesty. It is or it is not. An so the beat goes on. Poof!!!
