It is pre-printed on the Oregon Real Estate contract that any purchase is contingent upon the buyer's review of the Preliminary Title Report which includes the CC&R's (Covenants, Conditions and Restrictions). The buyer has a specified number of days after RECEIPT of these documents to review them. There is also a special addendum for the purchase of condominiums which allows for the buyers approval of all the financials, minutes of meetings etc. If a buyer does not review these documents prior to purchase, they really have no excuse.
