The Inspector and RE agent were right on time. There were two men. One was a Lic State and Federal Inspector. It took them over 2 hours to go over the MH and property. They were very thorough. There were several problems that were deemed serious for us the buyer. The inside issues were minor and we could fix them ourselves. But the outside ones were more serious and costly to fix. The 20 yr roof should have been replaced on 2002. It's badly deteriorated and needs replacement. The pipes are the ones no longer used called PX or PEX pipes. Most people have had to replace theirs sooner or later. And the worst of all was when he tried to get in to the crawl space it was filled with sewerage. Now that problem is very serious as well as dangerous. He could not tell if it was the sewer system leaking or exactly where the water was coming from since he could not crawl under the place. Our hearts sank. This will also be a costly fix. It's unknown if the septic system is clogged. That's another issue... and the well house is totally rotted. Pressed board was used so of course it didn't hold up to the weather. And a very large dead oak tree is leaning over the front of the house and needs to be removed. It's a threat to the house.
Now the RE Agent has something to work with where the owner is concerned. He will either need to fix these things or lower the price. The septic system in my main concern as if new leech lines are needed that can run into serious money. No bank is going to give a mortgage on that place and anyone with cash wont want it in that condition. We were very disappointed.
We have to wait for the Agent to get together with the old guy and see what she can work out. I'm not real hopeful as he's cantankerous and seems a little "confused," - maybe a bit senile. In his mind the place is turnkey perfect.
